North Chifley Street, Temora Residential Precinct

Acre Town Planning prepared a precinct-wide Planning Proposal to rezone approximately 19.5 hectares of land from RU1 Primary Production to R1 General Residential, creating a framework for one of Temora's most significant future residential growth areas. The proposal supports the delivery of approximately 138 residential lots through a coordinated, masterplanned approach.

Originally commencing as a request to enable development on a single parcel of land, Acre identified the opportunity to deliver a broader strategic outcome by preparing a precinct-wide rezoning aligned with the endorsed Temora Local Housing Strategy. The project required extensive strategic planning analysis, demonstrating consistency with regional and local planning strategies, State Environmental Planning Policies and Ministerial Directions, while addressing infrastructure, flood risk, land use compatibility and environmental considerations.

Working in collaboration with CivPlan, Acre coordinated the preparation of a comprehensive precinct masterplan and draft Development Control Plan, establishing a framework for future subdivision, road connections, servicing, staging and urban design. The masterplan was developed in collaboration with Council to ensure the future neighbourhood integrates seamlessly with the existing township while providing a diverse range of residential lot sizes and accommodating site constraints.
